L&#8217;Ufficio Studi Gruppo Tecnocasa ha pubblicato un report secondo cui, al top delle richieste degli acquirenti ci sono le zone Centrali delle citt\u00e0 principali.<\/p>\n\n\n\n<!--more-->\n\n\n\n<p>Dopo un percorso in discesa che \u00e8 durato anni (dai grafici si rileva una caduta libera dal 2010 a tutto il 2015), si \u00e8 verificata dal 2016 una ripresa generale per le zone periferiche e semiperiferiche. Zona &#8220;rifugio&#8221; del mercato? L\u2019analisi dei prezzi fatta per zone centrali, semicentrali e periferiche ha rilevato una performance decisamente migliore per le aree centrali <strong>(+2,0%)<\/strong>, seguite da quelle semicentrali (+1,0%) con performance positive, ma meno brillanti, per le zone periferiche (+0,6%).<br>Il Centro delle citt\u00e0, registra la migliore performance essenzialmente per due motivi: forte presenza di investitori (le zone Centrali sono le pi\u00f9 ambite) e immobili di pregio che, data la loro unicit\u00e0 architettonica-storica, vedono una fisiologica rivalutazione di anno in anno.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Le citt\u00e0 migliori?<strong> Milano<\/strong>. Seguita da Roma e, incredibilmente, Torino<\/h3>\n\n\n\n<p><strong>Complessivamente, Milano registra uno stratosferico +10.9%<\/strong> di variazione di prezzo, mentre le zone centrali di Roma e Torino segnano una netta separazione tra la richiesta di immobili in centro, rispetto a semiperiferia e periferia. <\/p>\n\n\n\n<p>Curiosamente, in citt\u00e0 generalmente molto richieste come <a href=\"https:\/\/www.oikia.it\/vendita-case\/bologna\/\">Bologna<\/a> e Verona, l&#8217;aumento pi\u00f9 significativo si \u00e8 verificato nelle zone semiperiferiche a scapito di periferie e centro.<\/p>\n\n\n\n<p>Il centro citt\u00e0 pi\u00f9 richiesto? <strong>Il Centro di Firenze<\/strong>, che ha fatto registrare un clamoroso <strong>+11.8%. <\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Seguendo il trend previsto per il 2020, gi\u00e0 a met\u00e0 Febbraio si conferma il trend in ascesa nelle compravendite immobiliari.
